Host Agreement

Definition

This Host Agreement applies to any property owner, guide, outfitter, or land manager ("Host") who lists land, access, lodging, or services on DreamHnF (the "Platform").

Host Responsibilities

Hosts must:

• Have legal rights and authority to offer access to the property and to provide any services listed;
• Ensure accuracy of all listings, maps, rules, descriptions, pricing, and availability;
• Maintain safe, lawful property conditions to the best of their ability;
• Comply with all local, state, and federal regulations, including hunting and fishing laws, land-use regulations, and business licensing requirements;
• Disclose hazards, restricted areas, and any special conditions or risks on the property;
• Clearly specify what is allowed (e.g., firearms, archery, ATVs, blinds, tree stands, camping, hours of access, bag limits);
• Provide any required permits, licenses, or documentation when offering guided or outfitted services.

Insurance & Liability

Hosts acknowledge and agree that:

• DreamHnF does not insure Hosts, Guests, property, or equipment;
• Hosts are solely responsible for obtaining and maintaining adequate liability insurance and other coverage appropriate for their operation;
• Hosts assume all liability for accidents, injuries, losses, or damages occurring on their property or arising from their services, to the fullest extent permitted by law.

Payments

Hosts agree to:

• Accept payouts through DreamHnF's designated payment processor;
• Allow DreamHnF to deduct service fees, processing fees, or other agreed-upon amounts from payouts;
• Honor the cancellation policies listed in their profile and individual Listings.

Indemnification

Host agrees to indemnify, defend, and hold harmless DreamHnF and its owners, officers, employees, and partners from any and all claims, damages, losses, or expenses (including reasonable attorneys' fees) arising from:

• Property conditions or hazards;
• Host's negligence or misconduct;
• Misrepresentation or inaccurate information in Listings;
• Incidents involving Guests or third parties while on the property or participating in activities arranged by Host.

Termination and Suspension

DreamHnF may, at its sole discretion, suspend or remove Host accounts or Listings that:

• Violate these terms or other DreamHnF policies;
• Violate applicable laws or regulations;
• Pose safety or legal risks to Guests or the Platform;
• Are the subject of repeated or serious complaints.

Hosts remain responsible for obligations and liabilities that arose before termination or suspension.
